If you are a UK landlord who is responsible for one or more rented properties, then you may find it a struggle to keep on top of all of your gas safety checks. But when you are dealing with gas, safety is critical, and so it is not possible to cut corners. An annual “Landlord’s Gas Safety Checks Record” must be provided to each one of your tenants. Without these mandatory tests being undertaken and the proper Landlords Gas Safety Certificates being issued then the safety – or even the lives of any occupants within
these properties could be put at unnecessary risk, and to the Landlord being prosecuted.
The Law For Rental Gas Safety Certificates
All accommodation rented out must meet certain criteria under the Gas Safety (Installation and Use) Regulations 1998. As well as the general duty that any rented accommodation must be safe, and it must be “fit for purpose”. Every landlord has a series of duties under the Regulations to any tenants that occupy his property under a lease or a licence. This includes many types of property, ranging from residential premises, rooms to let, bed and breakfasts to holiday accommodation including chalets and caravans. Every single one of the gas appliances, central heating systems fittings and flues in the property must be maintained in a safe condition, and they must be tested and deemed to be fit for use.
Requirements for Landlords Gas Safety Certificates
There are three areas of responsibility for landlords who are letting out a property that contains gas appliances: all of the pipework, appliances and flues must be regularly maintained and
boiler servicing Warrington in line with all the manufacturer’s recommended schedules or at least annually. This must all be done by a registered Gas Safe engineer. You must also ensure that an annual gas safety check is undertaken for the property, and a Gas Safety Certificate issued. The interval between such checks may be no longer than one year. Finally, a record must be retained of the annual gas safety check for at least two years.
